    Question £12,500 service charge on my flat help!!!!!!!

    Just been given notice of "Major works" on my flat (small block of 6) and it comes to £12,500, and for this I am getting!

    Double Glazing installed
    Exterior window sills/frames of the block painted
    Interior Stairwell painted

    To say I am shocked it is an understatement, not only is it a large sum of money, it is also feels as if I am getting legally mugged for the amount of work done!

    If anyone has experience of this and/or any pointers then please fire away!

    that sounds like an awfully large amount of money for that amount of work

    is there a reason you are obliged to pay?

    They normally have to put out tender so that people can bid and then show the residents the bids and notification of which one they're going to pick, so you at least get some warning. Do a Google for Residents Association. If you create one and its official (2/3rds of the leaseholders?) then you get extra rights. Alternatively you could get the other owners together and buy out the leaseholder

    Yup, Leasehold is a whole new ballgame. Best of luck getting it sorted, unless you have HUUUUGE windows that seems a bit steep!

    I would firstly be questioning the fact your getting double glazing installed yet your also having to pay to paint the window sills and frames . I never seen double glazing that requires painting. arn't 90% UPVC??

    Sills are not included in the double glazing, and when I say frames it would be more accurate to say lintles etc.

    is the 12.5k not divided by the number of flats in the block eg 6 flats = 2075 each * roughly

    The rest of the leaseholders are really not that bothered , the tenders have been put out, tried to get other quotes but no joy there and this is the estimation

    £12,000 is crazy. I have had quotes for double glazing on my 3 bed house for £3000-£6000. £12,000 for a flat is crazy!

    That's bollox then. They need to provide you with at least 2 estimates so that you can at least see that its market rates and they're not getting their brother's cousin's mother to do it

    so let me get this right to paint the stairs, window frames and do the windows, it is costing 75k to do your whole block.

    **** that I would tell them to piss right off as I am getting new windows and doors fitted next month in a 3 bedroom house and that is only 6K
