When yu build your own house, if you live in it for set amount of time i think you can claim VAT back.

Is this true, and if so, can you do the smae for house extentions ??

thats the fella , as for claiming the tax back on an extention ive never heard of it, but it dont mean it dont happen

My mate did a self build and when he got issued with a completion certificate from the building inspector he was able to claim the VAT back. I don't think this applies to extensions as well though.

on a self build u are allowed to claim the vat back but u can only do it the once, i.e. u cant lay foundations, claim vat back then do a bit more and claim. so it is best to claim when the whole house has been finished and then claim it back. as far as i am aware u cannot claim it back just for an extension at the moment but the law is supposed to be changing soon so that can happen, also there are plans to reduce the vat paid on home improvements to try to get rid of the cowboy element of builders (cheaper for cash, bodgit and scarper bregade). if vat is reduced then you are not gonna risk a crap job for cash. hope this helps.:) :)

Take a look at the first couple of lines at the following site:

If you can't be arsed, it basically says "Details of how to reclaim the VAT incurred in building your own home are available in Public Notice 719 Do-it-Yourself Housebuilders and Converters. Extensions and renovations are not generally eligible."


Oh well - on another note if there's anything you need - give me a shout (I work in a civils/builders merchants nearby) and could maybe get ya a good price on some materials (blocks, bricks, cement, aggregates etc...). :thumbs:
