Are all four pipes actually going into the boiler?. It could be that the two 1/2" pipes are just the hot & cold feed to and from upstairs, if thats the case the two 3/4" pipes will be for the central heating system and will be the only ones going into the boiler.

there's a diagram on the link to show what i mean
If all four pipes are going into the boiler it's a combi boiler that heats the water as it goes through, if thats the case it's still a fairly straight forward swap. Did the house have a hot water tank?

to be honest it is right manky in that kitchen and din't want to venture that far, will get a better idea on the next viewing this week comming. i cant belive it is still working and so i believe it must just be for the central heating, so could be as you say cold/hot feeds form up stairs...

Cheers for the info

if its an oil burner it will have an oil tank out side the house, also its just for the heating

Any plumber would just rip it out anyway, in a new central heating install. Depending on the size of the house, you should be able to get a new boiler, rads, and pipeing installed for about £2800.
